ARC Information

 General Process

The full process can be found in the Wilson's Grove Design Guidelines. In general, a homeowner must complete an application and send it to DH Bader via the Vantaca Portal by navigating to Requests -> Submit a Request -> ARC Request. Once DH Bader confirms the application is complete, it will be sent to the ARC, who has 60 days to provide a response.

 Applcation Status

An up-to-date status of your ARC application can be found on the Vantaca Portal by navigating to Requests -> My Items. If you do not see a status, please reach out to DH Bader via the same Vantaca portal.

 Fee Structure

Application Fees cover all costs for the HOA Management company to process the application. The current fee schedule is below. More info is on the the FAQ page, and a full list of items in each tier can be found in the Architecture Guidelines in Appendix V:

  • Tier 0: No Fee -- Projects less than $200
  • Tier 1: $35 -- Small projects like firepits, irrigation systems, etc.
  • Tier 2: $75 -- Medium projects like decks, patios, retaining walls, etc.
  • Tier 3: $125 -- Large projects like home additions, swimming pools, etc.

 Application Details

A completed application includes filling out the ARC Modification Form, paying the fee, and providing the following supporting documents:

  • House Location Survey (Plat) with the location of the proposed improvement
  • Site / Construction Plan
  • Photographs of the area where the work will be completed
  • Construction Documents
  • Materials & Colors
  • Landscape Plan
  • Construction Estimates (fees can be deleted)
  • Lighting
